It’s always gratifying when I get the call from a client that their property has finally sold, after they decided to use home staging to get an edge.  Most people would think that a multi-million dollar property must already be exactly what home buyers are looking for, but I assure you, that is not always the case.

The penthouse that recently sold was by most measures a nice home, however it had been on the market for almost a year with no buyers.  In the beginning, the client did receive one lowball offer, but promptly turned it down.  Here is what I think made all the difference in finally getting the property sold, outside of the realtor pricing the property right:

1) The owners agreed to replace all of their old, worn-out furniture (that also didn’t suit the loft style of the penthouse) with a more hip, up-to-date collection of pieces

2) When a property shows well, the perceived value is higher, which leads to higher priced and full-price offers

3) I replaced the traditional style light fixtures in the living and dining room with pieces that were more contemporary and in line with the style of the penthouse.
