Many people walk into a house and can immediately tell if they like it or they don’t.  If they don’t like it, nine times out of ten it’s because the house doesn’t “feel” right to them. 

I’m often asked to make small updates and stage an apartment to make the buyer fall in love on sight, which is all about feelings.  The more inviting a space is, the more likely you are to get the offer you are looking for from a buyer.

Here are three easy ways to make a space more inviting when you’re selling:

1. When at all possible, show a FULLY FURNISHED property.

There is nothing less inviting and cold, than a completely empty space.  Contrary to what most people think, an empty space tends to look smaller.  The reason this happens is that there is nothing to ground the space for the buyer.  Find the right selection of furniture, accessories, etc. and position it well, then you immediately start to warm up the feeling of the space.

2. Show each room ideally for its INTENDED PURPOSE.

If you’ve ever walked into someone’s dining room, and instead of it looking like a dining room, it looked like an office, with a desk, and paper everywhere, then you know exactly what I’m talking about here.  Not only is a situation like this confusing for a buyer, but it doesn’t leave them with a good feeling.  Every room should ideally serve one function, and be furnished to match that function.  There are very few exceptions to this rule.

3.  Bring style to the WALLS!

Not to be overlooked, the walls are a great place to add style and make a space feel more inviting to buyers.  In addition to well selected art (stretched canvas, framed, etc.), I love using mirrors.  Mirrors can work double duty for a property.  Not only do mirrors add sophistication, but placed near windows or lighting, it can also make a space feel bigger and brighter than it might otherwise feel.

The next time you put a property on the market, remember these three simple tips to get your property sold faster.  Paying attention to these three simple things can be the difference between your property sitting on the market for the next 6 months or for 6 days.
